Pricing & Budget Questions
How much does a kitchen renovation cost in Newcastle?
Kitchen renovation costs in Newcastle typically range from $8,000–$18,000 for a budget makeover (new doors, benchtop, splashback), $20,000–$45,000 for a full mid-range renovation, and $45,000–$80,000+ for a luxury renovation with custom cabinetry, structural changes, and premium appliances. The biggest cost drivers are kitchen size, whether you change the layout, and your choice of benchtop material. We publish a detailed Newcastle kitchen renovation cost guide with per-component breakdowns if you want to understand exactly where the money goes.
Do you provide fixed-price quotes or estimates?
Fixed-price quotes only. Every quote we provide is a fully itemised contract price — not an estimate, not “subject to site conditions.” We don’t start construction until every line item is agreed and signed. The price in your contract is the price you pay. This is non-negotiable for us, because budget blowouts destroy the renovation experience and we refuse to be responsible for that.
What’s included in your quote?
Everything needed to complete your kitchen: cabinetry (supply and install), benchtop (supply, template, and install), splashback, plumbing adjustments (moving or extending existing pipes), electrical adjustments, new appliances if specified, flooring if specified, painting, and project management. The only things not included are items you haven’t asked for, and those will be clearly listed as exclusions. If you supply your own appliances, we’ll note that too.
Do you offer finance options?
Yes. Finance may be available through third-party lenders, so you can spread the cost of your kitchen renovation over time. Ask about options during your consultation — terms and eligibility are set by the lender.
Are your prices cheaper than Sydney kitchen renovators?
Generally yes — and significantly so for mid-range to luxury projects. Newcastle labour rates are lower, there are no travel costs or Sydney-market overheads factored in, and as a local team we source materials through established local and regional suppliers. For the same specifications, a Newcastle kitchen usually costs less than the equivalent job in Sydney.
Process & What to Expect
What does the renovation process look like start to finish?
Our process runs across 6 defined stages: (1) free consultation call, (2) in-home measure-up and design brief, (3) fixed-price quote and 3D render, (4) scheduling and material ordering, (5) construction and installation, (6) final inspection and handover with certificates. You can read the full breakdown on our renovation process page. Most clients say they appreciate that every step is predictable and documented — nothing happens without your sign-off.
Can I still use my kitchen during the renovation?
During active demolition and installation (typically 2–4 weeks), the kitchen will be inaccessible. We recommend setting up a temporary kitchen in the laundry or dining room — a microwave, bar fridge, and kettle gets most families through. We give you advance notice of the days you’ll definitely be without access, and we clean the site at the end of every day so the rest of your home stays liveable.
Do I need to be home during the renovation?
No. Most of our clients are at work during the renovation. We arrange access via key or code at the project start. Your dedicated project manager will send you photo updates every 48 hours and contact you only if a decision needs to be made. We secure the site at the end of every working day.
What happens if I want to change something mid-project?
Minor changes before materials are ordered are usually accommodated at no cost. Once materials have been ordered, a change creates a formal variation: we’ll give you a revised price in writing and won’t proceed until you’ve approved it. We never make changes without written sign-off. The best way to avoid variations is to be thorough in the design brief stage — that’s exactly why we invest so much time there upfront.
Timeline & Scheduling
How long does a kitchen renovation take in Newcastle?
Budget kitchen makeovers (new doors, benchtop, splashback — no structural changes) typically take 2–3 weeks. Mid-range full renovations take 4–6 weeks. Luxury kitchens with structural changes, custom cabinetry, or imported materials can take 8–10 weeks. These timelines run from construction start — not from when you first call us. Lead time from signed contract to start date is typically 4–8 weeks depending on the season.
How far in advance do I need to book?
We recommend contacting us 2–3 months before your ideal start date, particularly for spring and summer projects which are our busiest period. Our current lead time from signed contract to construction start is 4–8 weeks. Call us to check current availability — we can often be more flexible for smaller projects or mid-week starts.
What can cause delays?
The most common causes of delays are: (1) custom-order materials with long lead times (some imported stone benchtops take 4–6 weeks to arrive), (2) structural surprises once walls are opened (asbestos, rotten framing, unexpected plumbing configurations), and (3) client approval delays on variations. We flag material lead times in your quote so you can plan around them, and we carry contingency for structural surprises in our fixed price wherever possible.
Materials & Finishes
What benchtop material should I choose?
Engineered stone (Caesarstone, Silestone and similar) was banned in Australia from 1 July 2024, so the popular choices in Newcastle kitchens now are: porcelain/sintered stone (Dekton, Neolith) — ultra-durable, heat resistant, great for outdoor kitchens, $600–$1,200/lm; natural stone (marble, granite) — beautiful but requires sealing, $500–$1,500/lm; laminate — affordable and improving in quality, $150–$350/lm. We bring full sample sets to your measure-up appointment so you can see and touch every option.
What’s the difference between two-pack paint and vinyl wrap for cabinet doors?
Two-pack polyurethane paint is sprayed onto the cabinetry in a factory environment and baked to cure — it produces a glass-smooth finish with excellent UV and scratch resistance. Vinyl wrap (thermally fused film) is a laminate applied over the door substrate. Two-pack is generally more durable and maintains a higher-end appearance over time. Vinyl wrap is more affordable and available in a wider range of textures. We’ll recommend the right option based on your budget and style preferences.
Can I supply my own appliances?
Yes, and many clients do — particularly if they’ve found a great deal or have a specific brand preference. Let us know at the design brief stage and we’ll allow for your appliances in the cabinetry design. We do recommend confirming all appliance dimensions before cabinetry is ordered, as changes after that point create costly variations.
Does asbestos affect my renovation?
In homes built before 1990 (common throughout the Hunter Region), asbestos-containing materials may be present in wall sheeting, flooring, or behind existing cabinetry. If we encounter suspect materials during demolition, we pause, have them tested by a licensed assessor, and engage a licensed removalist if required. This process adds time and cost — we’ll give you a variation quote immediately. We never ignore or disturb suspect materials without proper clearance.
Choosing the Right Kitchen Renovator
What questions should I ask a kitchen renovator before I sign?
Ask every renovator the same questions so you can compare quotes fairly. Is the quote fixed-price, and what is excluded? Who holds the licence for the building, plumbing and electrical work, and can you check it on the NSW Fair Trading licence register? What is the payment schedule, and is it tied to completed stages? How are variations priced and approved in writing? What warranty applies after handover? Who will be on site day to day, and are any trades subcontracted? How long will the job take, and what could cause delays? Does the quote cover removal of the old kitchen, making good walls and floors, and asbestos testing if your home was built before 1990? A clear written answer to each is a good sign. Vague answers are a reason to keep looking.
What should I look for when choosing a Newcastle kitchen renovator?
Five things matter most: (1) Fixed-price contracts — never sign anything that uses the word “estimate.” (2) Licensed tradespeople — verify plumbing and electrical licences directly with NSW Fair Trading at licence.fairtrading.nsw.gov.au. (3) Reviews you can verify — look for Google reviews with real names and responses from the company. (4) A clear process — a good renovator will explain what happens at every stage before you commit. (5) Local track record — check they have completed projects in your area and can provide references.
Are you licensed and insured?
Yes. All work is carried out under the appropriate NSW Fair Trading licences and covered by public liability insurance — licence and insurance details are provided with every quote so you can check them on the NSW Fair Trading licence check. All plumbing and electrical work is completed by licensed subcontractors who also carry their own liability insurance. We provide certificates of compliance for all plumbing and electrical work completed during your renovation — these are required documents for any future property sale.
Do you offer a warranty on your work?
Yes. Residential building work in NSW is covered by statutory warranties under the Home Building Act 1989 — 6 years for major defects and 2 years for other defects — and Home Building Compensation Fund cover applies to jobs over $20,000. Any snags found at handover are fixed straight away. Cabinetry and hardware also carry manufacturer warranties (typically 5–10 years). We stand behind every job we complete.
Why do some quotes come in much cheaper?
Lower quotes often reflect: unlicensed trades (significant legal and safety risk), cheaper imported cabinetry with short lifespans, thinner benchtops (20mm quoted instead of 40mm), estimates rather than fixed prices (the real cost appears mid-project as variations), or simply an intention to cut corners once work has started. We’re rarely the cheapest quote — we’re consistently the best value when you factor in quality, process reliability, and after-project support.
